Cambium Square in Cambourne is a new community delivering 256 low-carbon homes. The development will be complemented by a local amenity that could be a café or small shop, children’s play areas, parkland, cycle and pedestrian routes and a vibrant market square. 40% of these homes will be affordable.
Located beside the Cambourne Business Park, the development includes 72 council homes at affordable rent and 30 available for purchase through shared ownership. This will help meet the need for more affordable housing in the area.
The 102 affordable homes, managed by the Council, will range from one-bedroom apartments to four-bedroom family homes.
Sustainability is a key objective of the partnership. All homes are gas free and incorporate air-source heat pumps, photovoltaic panels, high levels of insulation and efficient building services and controls, making Cambium Square a highly energy-efficient development. The 72 affordable rent homes are also built in accordance with Passivhaus Principles, ensuring exceptional energy efficiency and year-round comfort. This will all ultimately lead to lower energy bills for residents.
Biodiversity will be increased by 20%, surpassing the required 10% mandated by national planning legislation. New trees, hedgerows, and wildflowers will be planted while existing trees are preserved.
Car-free travel will be promoted through new pedestrian, cycle, and bus lanes connecting residents to the nearby West Cambourne development, which is under construction and is set to offer new schools, community and sports facilities, and plentiful green infrastructure. Electric vehicle charging stations are also included in SCIP’s plans for Cambium Square, as well as storage capacity for more than 800 bicycles.
